Salary: GBP30000 - GBP35000 per annum + Includes bonus
We have a great opportunity available for a Residential Property Manager to work for an independent Estate Agent in North Leeds.

The main purpose of the role is to ensure that Landlords and Tenants receive an effective, customer-focused property management service during their Tenancy. To support and deliver the companies purpose and values every day.


The Package:

• £30,000 + OTE £35,000
• 25 days annual leave
• Monthly and annual commission scheme based on overall business performance


Working Hours:

9.00am – 5.30pm Monday – Friday
One Saturday in every three. 10am – 2pm with ½ day back in lieu OR 10am – 4pm with full day back in lieu.


The Role:

• Personally manage a portfolio of properties, tenants & landlords, with tasks mainly listed below but not limited to the following;
• Provide regular updates with interest levels, viewings feedback and general market activity.
• Work with landlords to minimise void periods and place high calibre tenants, through effective sifting of applications and pro-active reviews of the asking price.
• Once tenant applications are accepted, use the Vouch system, to request references from employers, landlords and carry out credit checks.
• Collate the check-in documentation to include tenancy agreements, inventory, photographs, standing order form, tenancy deposit certificate etc and to go through the move-in procedure with the incoming tenants.
• Ensure all properties are in a safe, compliant, clean and acceptable condition prior to the tenants moving in.
• Manage all reported maintenance issues through to conclusion, communicating with landlords, contractors and tenants during the entire process
• To ascertain if the landlord has any guarantees, service contracts, insurance policies or preferred contractors before using the company’s regular contractors.
• Keep all parties fully informed at all times and to always obtain the necessary consents before any works are commenced.
• To schedule and carry out property inspections, reporting back to both tenant and landlord and arranging any remedial works.
• In the event of an insurance claim liaise with the landlord and their insurers and to promptly arrange any required estimates. Where a crime is involved, to ensure the police have also been notified and a crime reference number is obtained.
• Upon receipt of final invoices ensure that all charges are reasonable and match any quotations given before processing them within SME.
• Ensure that all contractors are approved, qualified and insured to carry out work on behalf of the company.
• Undertake regular reviews with all contractors to ensure the highest standards are being continually met.
• Occasionally conduct accompanied viewings.
